Tenant Fees

Before you move in:

  • Initial Holding Deposit – One week’s rent. This will be offset against the rent deposit.
  • Rent Deposit – Five weeks’ rent if the annual rent is below £50,000. Six weeks’ rent if the annual rent is £50,000. Not sure how to calculate? Rent pcm x 12 / 52 = rent per week or Rent pw x 52 / 12 = rent pcm.
  • Variation of Contract – £50.00 per agreed variation. To cover the costs associated with taking the landlord’s instructions and the preparation and execution of new legal documents.

Other Fees and Charges:

  • Unpaid Rent/Returned Payments – Interest may be charged on unpaid rent if it remains outstanding for more than 14 days. Interest will be charged at a maximum of 3% above the Bank of England Base Rate from the date the rent became due until the paymnet is made.
  • Replacement of lost key/security device – Tenants are liable for the actual cost of replacing any lost keys or security devices. If the loss results in locks needing to be changed, or replacement security devices being issued, the tenant will be charged the reasonable cost of a locksmith or security engineer, new lock and replacement keys/devices for all the original number of sets.
  • Change of Sharer – £50.00 per replacement tenant or reasonable costs incurred if higher.
  • Early Termination – If the tenant wishes to end the tenancy early (including where less than the required notice period is given), they will be liable for the landlord’s reasonable costs. Under an Assured Periodic Tenancy, the landlord can charge a fee if their tenant does not give the correct amount of notice. The usual amount of notice is two months. The landlord can charge up to the amount of rent they would have received if the tenant had given the correct amount of notice.

Handling Client Monies

Any funds held by Marybow Property as agent will be held in a bank account designated as a ‘Client Account’ and separate from our own funds. As members of ARLA Propertymark, we are a member of Propertymark Client Money Protection Scheme (ref C0131558). Certificate here. The Conduct and Membership Rules are here.

Redress Scheme

Marybow Property is registered with the Property Redress Scheme (Member Number PRS003131).

Tenancy Deposit

Marybow Property is registered with the The Deposit Protection Service (Agent ID 1661188). We use the Custodial Scheme, which means they hold the deposit for the duration of the tenancy.
