As some of you know, I recently completed @Propert As some of you know, I recently completed @PropertymarkUK Level 4 Certificate in Property Agency Management, the highest level they offer in what I do. It was especially fitting to complete it 10 years after earning my first property qualification.

After I've done the first few exams, a client asked me, "Are you going to be paid more because you'll be better qualified?"

I have to admit, the question caught me off guard. It felt strangely transactional—as if the value of becoming more qualified was measured only by whether it led to more money.

Perhaps that's just the world we live in, where every decision is viewed through a cost-benefit lens. Or perhaps I misinterpreted a simple question as something more than it was.

As the business owner, nobody gives me a pay rise. I'm investing in improving my expertise, deepening my knowledge and continually raising the standard of what I offer. Any financial benefit, if it comes, will be a consequence of running a better business, not the reason for doing it.

I genuinely enjoy learning. I came into this industry because I wanted to be here, not because I had no alternative. Mastery, curiosity and doing excellent work have been at the heart of how I've run Marybow Property for the past 12 years.

Money matters, of course. Every business needs to be commercially viable. But I was left wondering whether we've become so used to measuring everything by its financial return that we've forgotten there is value in becoming better at what we do, simply for its own sake.
Reminder - in one month, the first quarterly updat Reminder - in one month, the first quarterly update for Making Tax Digital (MTD) is due, covering the period from 6 April to 5 July for sole traders and landlords with qualifying gross income over ÂŁ50,000. A new Labour leadership contest means fresh debate A new Labour leadership contest means fresh debate about housing and tax policy. Andy Burnham has spoken about building more council homes, and now critics are talking about a proposed "double death tax" on inherited homes. It's only a proposal at this stage, and there's likely to be plenty of debate before anything changes. The question is simple: Should families pay capital gains tax as well as inheritance tax when they inherit and later sell a home, or is that taxing the same wealth twice? https://buff.ly/Hzecap4
"Ombudsman supports landlord in rent-to-rent dispu "Ombudsman supports landlord in rent-to-rent dispute with agency"-Rent-to-Rent is still very much alive. Agents are frequently approached with these arrangements, including by organisations connected to student and social housing. If something doesn't feel right, check that your property is being used for the purpose agreed with your agent, e.g. ask direct questions, speak with the neighbours, and check online listings. https://buff.ly/8UBnhu5
"Letting agency ordered to pay ÂŁ15,000 over client "Letting agency ordered to pay ÂŁ15,000 over client money failings" - With Client Money Protection (CMP) becoming more expensive each year, it's surprising more agents aren't being fined. Consumers shouldn't have to check for CMP but it would be wise to check that your agent is clearly displaying their scheme membership. https://buff.ly/jJAa593
"Landlords face ÂŁ7,000 fines from today under new "Landlords face ÂŁ7,000 fines from today under new rental rules"- It's not new, it's part of the Renter's Rights Act that came in force from 1 May. What has changed is how the hazards are described, scored, and categorised. No tenants should live in a hazardous home and damp and mould issues are already a top-line item for property managers since the Awaab's Law (Oct 2025). https://buff.ly/DwOkp3Y
"Government considers ending insured deposits" Hou "Government considers ending insured deposits"
Housing Minister Matthew Pennycook says there is growing evidence of fraud risks within insured deposit schemes.

However, the headline risks oversimplifying the issue and once again portraying landlords and agents as the problem. Under current insured scheme, any disputed portion of a deposit must be transferred anyway.

Important questions remain:
• Will landlords be required to pay to use the scheme?
• Will the interest earned on deposits change? Currently, the scheme takes it.

Any reform should balance fraud prevention with fairness for landlords, agents, and tenants alike. https://buff.ly/Rtis8li
"Major homebuying shake-up unveiled by Government" "Major homebuying shake-up unveiled by Government" - PM Keir Starmer announces reforms to property buying process, aiming to cut time to four weeks. Agents to face mandatory qualifications is long-time coming but how come no one is talking about how HIP and Conditional Contracts disappeared? https://buff.ly/FIShtzu
