Sometimes, what is obvious is not so obvious in pr Sometimes, what is obvious is not so obvious in property management.

As more DIY landlords decide to get professional help from us, the more we see how many legal responsibilities they sometimes don’t know about.

The Furniture and Furnishings (Fire) (Safety) Regulations 1988 is one of the strictest and most unique laws in the world when it comes to furniture and furnishings.

Careful consideration of the description of the item, proof of the fire label, country of manufacture, etc. should all be checked first before you agree to purchase or supply it.

AI can write emails, answer calls and automate admin—but can it build trust, show empathy or guide someone through one of the biggest decisions of their life?

In our latest blog, we explore where AI has a place in estate agency, why we decided against AI receptionists, and why we believe property will always be a people business. đź”— Read the full blog via the link in our bio.
Forty years on, the disappearance of Suzy Lamplugh Forty years on, the disappearance of Suzy Lamplugh still feels incredibly unsettling.

Property viewings are almost always a one-person job. It's impossible not to think that this could have been any one of us. It's a sobering reminder that personal safety can never be taken for granted.

I'm grateful that I came across Suzy's story early in my career because it made me much more aware of the importance of lone-worker safety. It's incredibly sad that her family never got the answers they deserved, but I'm equally grateful that, through such unimaginable loss, they established the Suzy Lamplugh Trust. Their work has helped put personal safety at the forefront for lone workers across so many industries.

Today, I'm thinking of Suzy, her family, and everyone whose job sometimes means working alone.

Stay aware. Trust your instincts. Your safety always comes first. https://buff.ly/DQSGdoM
Excellent question from a prospective tenant: "If Excellent question from a prospective tenant: "If I don't have a Right to Rent share code, does that mean I can't rent a property?"

Not necessarily.

If you don't have a share code, a landlord or letting agent should not automatically refuse your application. In some cases, doing so could amount to discrimination.

Instead, they can request a Home Office Right to Rent check, which they advised should take around five working days: https://buff.ly/VZczM59 #MarybowProperty
"Burnham’s move into Number 10 sees mortgage rates "Burnham’s move into Number 10 sees mortgage rates rise" - A little strange to put the two together but the timing is the same. A new PM, Andy Burnham, is in and Angela Rayner is stepping back into the role of housing secretary. Yes, the one who apparently underpaid the stamp duty tax. https://buff.ly/IjZpQNE

A good question from our tenants for their content A good question from our tenants for their contents insurance renewal. You may be surprised to hear that most owners don't know the answer. It's buried in a survey report at purchased but not many read it or remember!
The best places to check are: the Energy Performance Certificate (EPC), Google Map (Satellite view), and your council's planning permission site. It's possible that your neighbour may have submitted plans that includes this information.
If all fails, not to worry - the insurers have a way of quoting without the information, so you can also leave it blank.
The condition of the walls is a very common disput The condition of the walls is a very common dispute at check-out. My concern for this article is not about the outcome - it's how many agents fail to pursue damages on behalf of landlords. By the time the tenant moves out, agents are not being paid. But that is not an excuse. Arbitration is free of charge, ie, included in the deposit protection scheme. If you are advised to go to the court instead, have a frank chat with your agent first. They should have the evidence and expertise to guide how you could be compensated. https://buff.ly/QH11Cr7
As some of you know, I recently completed @Propert As some of you know, I recently completed @PropertymarkUK Level 4 Certificate in Property Agency Management, the highest level they offer in what I do. It was especially fitting to complete it 10 years after earning my first property qualification.

After I've done the first few exams, a client asked me, "Are you going to be paid more because you'll be better qualified?"

I have to admit, the question caught me off guard. It felt strangely transactional—as if the value of becoming more qualified was measured only by whether it led to more money.

Perhaps that's just the world we live in, where every decision is viewed through a cost-benefit lens. Or perhaps I misinterpreted a simple question as something more than it was.

As the business owner, nobody gives me a pay rise. I'm investing in improving my expertise, deepening my knowledge and continually raising the standard of what I offer. Any financial benefit, if it comes, will be a consequence of running a better business, not the reason for doing it.

I genuinely enjoy learning. I came into this industry because I wanted to be here, not because I had no alternative. Mastery, curiosity and doing excellent work have been at the heart of how I've run Marybow Property for the past 12 years.

Money matters, of course. Every business needs to be commercially viable. But I was left wondering whether we've become so used to measuring everything by its financial return that we've forgotten there is value in becoming better at what we do, simply for its own sake.
