Making Tax Digital (MTD) is coming for most London landlords from April 2027.Is there a reason you can’t file your tax electronically? The exemption rules are strict, and you’ll need specific HMRC approval.HMRC aims to respond within 28 days by letter, so it’s best to apply ASAP.Not sure what MTD is about? September is often a tenant's first time in a shared rental, and you don't always know your housemates well. Most agreements are 'jointly and severally liable,' meaning if someone disappears, the rest must cover their rent. Some tenants have individual contracts instead, though this often requires separate council tax arrangements and/or private amenities like your own bathroom and mini-kitchen.Don't wait until the next rent payment is due to inform your landlord or agent about a flatmate who has gone MIA.

Ending the Gas Safety Week with a reminder to test

Ending the Gas Safety Week with a reminder to test your CO alarm regularly. If it starts chirping irregularly, that could be due to dust accumulation, not because the battery is dying. They also last a long time - the expiry may not be for another 10 years, but in reality, they do break down much sooner. So stay safe, and test it at least every month. #GSW26

Landlords - do you have a tenant who is deaf or hard-of-hearing? Practice thinking of inclusive safety. They may not have thought about how to be alerted for emergencies themselves. There are visual fire alarms, vibrating pillow alerts linked to smoke detectors like this (not affiliated): https://buff.ly/2ySvP1F #LondonPropertyManager #MarybowProperty

“Rental property register rollout begins on 15 December 2026"- The government has announced the next step under the Renters’ Rights Act: landlords will need to register themselves and their rental properties.📍 London landlords: registration starts July 2027. The cost is £65 per property each year. The required information overlaps with council licensing schemes but for now, watch out: deadlines are based on where the property is located, not where the landlord is based. https://buff.ly/pgDrLpQ

It’s Gas Safety Week.London has many electricity-only flats, and we’ve seen dangerous DIY attempts to install gas cookers and heaters.Gas work isn’t DIY. Leave it to professionals registered with the Gas Safe Register. @gassaferegister is not some trade union. It is the UK’s official gas safety registration body.#GSW26 #Londonpropertymanager #MarybowProperty

"Government announces timetable for new property register"- Operating short term and holiday lets in England? March 2027 is the key month to watch. 👀 https://buff.ly/lGNOZsk

"Places where rental yields are approaching 7% revealed" - Do you think this includes London? It does!Surprisingly, Tower Hamlets makes the list - the area we are most active in.Worth noting: the figure is gross rental yield (rent compared with property value) rather than simply property prices. So while property prices in Tower Hamlets are high, strong rents relative to those prices likely to its proximity to the City and Canary Wharf can still produce a healthy yield. https://buff.ly/tKPBl9X

"More than 70,000 social and affordable homes to be built across England over 10 years "- Does anyone read headlines like today’s BBC homepage and think, “Not again…” Whatever happened to “build, baby, build”?There are empty council homes, and many more that are unfit for habitation. Property maintenance is a huge headache, and we understand that keeping social housing in good repair can feel nigh on impossible. But it’s not just social housing. Private housing is dwindling too, while tenants face sky-high rents in a world of rising bills. We need more homes — and we need to be able to maintain the ones we already have.

Is your front door a bit sticky? It's been very warm, so it's just a temporary expansion of the frame, right? Wrong.Whether you're a homeowner or a landlord, you need to take these sorts of passing comments seriously, especially if the door is the main fire escape route. In a fire or other emergency, occupants could lose valuable time trying to escape.Aside from this, there is the possibility of compromised security, and even if the swelling is minor, it can worsen over time and cause further problems with the door, frame or hardware. Is your agent asking the right questions of your tenants? Do you feel they are working hard for what you're paying? If in doubt, give us a call on 0203 588 5115 and see how we can help you. #MarybowProperty
